Trade Completion Commitment

Read these seven terms, then fill in and sign the form below. It takes about two minutes and it locks in your date, your scope, and how the site gets left.

What you are agreeing to

ACompletion date

You will start on site on the start date you enter below and reach substantial completion of your scope no later than the completion date you enter below. Substantial completion means your work is finished, functional, and ready for inspection and for the next trade — only punch items remain.

Every trade behind you is scheduled off that date. If substantial completion runs past it without a new date confirmed in writing under term C, Look Construction may backcharge $500 for each calendar day late, deducted from your next payment. This covers the cost of holding the schedule — it is not a penalty and it does not buy extra time.

BPunch list

Punch items identified by the project manager get closed out within the number of days you enter below, counted from written notice. Punch work is not a reason to move the completion date.

CNotice of delay — 24 hours, in writing

If anything puts the date at risk — material lead time, a missing inspection, weather, access, or another trade in your way — you notify the project manager in writing (text or email) within 24 hours of finding out. A comment to someone on site is not notice.

The date only changes when the project manager confirms a new date in writing. Nobody else on site can move your date.

DDaily cleanup

At the end of every work day, your crew removes its own debris, offcuts, packaging, and food waste to the designated dumpster, and leaves the work area broom clean. Debris does not get left for the next trade, stacked against the structure, or piled outside for someone else to move.

EJobsite conduct

Work happens 7:00 AM to 6:00 PM, Monday through Saturday. No Sunday work. Park where directed — never blocking a neighbor's driveway, mailbox, or the street. No smoking or vaping inside the structure. Use the provided sanitary facility. Protect finished surfaces before you work over them. Keep music low enough to hold a conversation next to it.

These are homes on residential streets, often with neighbors and future buyers walking past. Last crew out locks the structure and closes the gate.

FFinal cleanup ties to final payment

Final payment is released after all three: punch list closed, every one of your tools, materials, staging, and bracing removed from site, and your work area verified clean by the project manager.

If cleanup is not corrected within 24 hours of written notice, Look Construction may do it and backcharge at $100 per hour plus disposal costs, deducted from your next payment.

GWhat this does not change

This commitment adds to your subcontract or purchase order for this scope — it does not replace it, reprice it, or change your insurance and licensing obligations.
